Terms & Policies



A deposit of 30 % should be sent to Tuscan Life S.R.L. to the account/bank stated at the end of this document. A reservation is not confirmed until a complete booking form and the deposit have been received.

In the event of the non-payment of any of the balance due, we shall without prejudice to any other rights(to which you may either at law or in equity, be entitled) retain your deposit and re-book the house for the dates in question.

This booking contract is made expressly between you in the signing of the booking form and Tuscan Life S.R.L. These conditions shall be the sole terms of contract


Once a deposit has been paid you must notify us immediately of any cancellation by e-mail at


The following cancellation fees will apply:

  • 50% up to 60 days before the date of arrival;

  • 100% for cancellation within 60 days before the date of arrival.

Should we manage to rent the house partly or fully for the cancelled period we will of course refund the client accordingly.

You are also advised to insure with a registered Insurance Company to cover this clause plus any medical/sickness coverage you may require (and/or obtain the form E66 from your local health centre).


Arrival time should be after 4:00 pm on Saturday and departure by 10:00 am Saturday to allow for cleaning and maintenance


Insurance against personal accidents and loss of personal effects is not included in the booking cost and no responsibility will be accepted for accidents or losses. Vehicles and their accessories or contents shall be deemed left on the premises at risk of the owner of the vehicle. Tuscan Life S.R.L. shall not be held responsible for loss or damage whatsoever. You are strongly advised to insure yourself and your goods with a reputable Insurance Company before departure.


  • Rental of properties (except “Limonaia”) and its garden utilities (swimming pool, table soccer, ping pong)

  • Welcome buffet dinner on arrival day – only for of weekly rentals

  • One complimentary frigo bar pre stocking in all bedrooms

  • Gardner/ground maintenance

  • Daily maid service (4 hours per day) except on Sunday

  • Bed linen (weekly changed)

  • Toilette set soap, teeth brush, shower gel)

  • Household linen, bath and pool towels (2 weekly changed)

  • WiFi Internet speed connection in all rooms

  • Final cleaning

  • Utilities (except heating and air conditioning)
